Management Fees:
Tenant Placement:
75% of the 1st months rent

75% of the 1st months rent (charged the 1st mo. property is occupied)

Application Services:
Advertise and Show property to potential applicants
Qualify applicants by:

Prepare and execute C.A.R.rental lease with qualified applicant
Collect security deposit and first months rent
Inspections:
Pre-Management Inspection-
Property must be in clean, working, and safe condition to be represented by our management team.
Move-in / Move-out Inspection-
Property management team will verify the condition of the property prior to tenant move-in as well as post tenant move-out. We will also have the tenant perform a move-in inspection to be compared with annual and move-out inspections.
Annual Inspection-
Property will have yearly interior and yard inspection to make sure all appliances work properly, damages are addressed and tenant upkeep of property is being complied with per Lease Agreement.
*Note: Drive by inspections will be done on a regular basis.
Management & Tenant Services:
Resolution of tenant problems and disputes
Collection of rents and timely bill payments:
- Mortgage & insurance
- Utilities - only if owner pays or are split utilities
Income & Expense Statements provided by the 15th of every month
Serve 3-day and 30-day notices
Regularly updated website with online applications
Rent Policy:
Rents are due on the 1st of the month
Rents are late if not received by the 5th of the month
A 10% late fee will be assessed on the 6th of the month
