Residential Requirements:
There will be a $25 application fee to verify credit, verify rental and employ/frame.shtml?http://root.z57.com/filemanagement history and contact references. (Application fee payable by money order only, no cash or checks please).
1. Good credit rating – verified through a credit reporting agency. Delinquent accounts or unpaid judgments may disqualify an applicant. *Copies of credit reports completed in the last month will be accepted in lieu of running the reports ourselves.
2. Applicants’ employment and/or other sources of income will be verified. Length of employment and/or job stability will be a factor of consideration. We require a 33% rent to income ratio. Outstanding debits and monthly obligations will also be considered.
3. Current and prior rental references will be checked. Failure to pay rent on time, to give a thirty day notice in writing prior to termination of tenancy, to protect property or to respect the rights of other residents may disqualify an applicant. Applicant’s willingness and ability to care for his/her current and prior residence will be confirmed.
4. Stability of residency (frequency of moves), length of residency in the community and the estimated term of residency will be a factor of consideration.
